It is often a part of regional planning and national historic preservation . History New Jersey passed the Farmland Assessment Act of 1964 to mitigate the loss of farmland to rapid suburbanization suburban development through the use of favorable tax assessments. But by the late 1970s, the value of farmland had outstripped the tax benefits of the act, so the state purchased deed restrictions on farms through the Agriculture Retention and Development Act of 1981. Farmland protection refers to programs, operated mostly at state and local levels by government agencies or private entities such as land trusts, that are designed to limit conversion of agricultural land to other uses that otherwise might have been more financially attractive to the landowner. Every state provides tax relief through differential preferential assessment, and has right to farm laws . Less common approaches include establishing agricultural districts, using zoning to protect agricultural land, purchasing development rights, and transferring development rights. Preservation Development is a model of real estate development that addresses farmlandpreservation . It shares many attributes with conservation development , with the addition of strategies for maintaining and operating productive agriculture and silviculture , often in perpetuity. A preservation development is a master planned community that allows limited, carefully designed development, typically housing, on a working farm, while placing the majority of productive land under a system of easements and community governance to ensure continuity of farming and environmental stewardship. Goals Preservation Development is not a formal planning approach, but an example of goal oriented environmental planning . The successful project should, however, aim to meet several goals 80 or more of the target parcel s agricultural productivity should be retained. orphan date October 2009 Socket Preservation is a procedure in which graft material or scaffold is placed in the socket of an extracted tooth at the time of extraction to preserve the alveolar ridge. After extraction, jaw bones have to be preserved to keep sockets in its original shape. Without socket preservation, the bone quickly resorbs. The jaw bone will never revert to its original shape once bone is lost and tissue contour has changed. Socket Preservation differs from Ridge Augmentation in Socket Preservation, the graft or scaffold is placed inside the tooth socket immediately after extraction, whereas the Ridge Augmentation grafting procedure is done to bring back the lost bone after the bone has resorbed and there is insufficient ridge height or width for further treatment procedure. Benefits Socket Preservation procedure prevents immediate bone resorption after extraction thus keeping the contour and integrity of the socket with successful and natural looking appearance for tooth restorative procedures. All dental prosthesis requires good jaw bone support for it to be successful in the long run. Without socket preservation, residual bones could lose volume resulting in loss of facial vertical and horizontal dimension and changes in facial soft tissues aesthetics.
